One of PAC Design’s specialities is in producing hand drawn perspective views (alongside site layouts, plans and other images), to enable clients and planners to understand the proposals from the concept stage and its development through the planning process. This can be particularly useful at planning committees where attractive hand drawn images are welcomed
Often, a hand drawn image serves as a warmer, more attractive alternative to computer generated images. They can be prepared quickly and at short notice, and without the high costs of CGIs. Coloured visualisations also serve in the marketing of the units after consent has been obtained

Our master planning process includes:
Site Analysis
- We survey existing conditions and infrastructure to identify spatial and technical opportunities and constraints. This builds an information baseline.
Visioning
- Through design workshops we formulate consensus on planning goals, preferred land uses, densities, character areas, public realm priorities and infrastructure needs.
Concept Development
- We prepare an illustrative master plan showing the disposition of blocks, streets, open spaces and connections. This is iterated until optimised.
Regulation Planning
- To implement the vision, we codify specific zoning, land uses, road sections, building height/density parameters, code requirements into the masterplan scheme.
Phasing Strategies
- The plans are divided into pragmatic phases focused on catalyst projects, with sequencing based on infrastructure dependencies and market demand.
Approvals Roadmap
- We outline the key processes for entitlements, plan adoption, environmental clearances necessary from relevant government authorities.
